On 24 March 2022, the Company completed a further property acquisition in accordance with the published investment policy. The purchase is for a 3-bed luxury penthouse on the top floor of the South Tower within the Deansgate Square prime city development in Manchester. The South Tower consists of 496 apartments and is the tallest tower in Manchester. The aggregate transaction price was £2.4 million including two parking spaces, transaction taxes and costs.
To facilitate the purchase of the Deansgate Square Penthouse, Property Hub REIT SPV 1 Ltd (as borrower) entered into a £1.4 million five-year loan facility agreement dated 8 March 2022 with, amongst others, Secure Trust Bank plc (as lender).
The financing has been provided under The Greener Homes Scheme which requires that 90 per cent of properties, measured by area, have an EPC rating of A, B or C.
